Maintenance & Longevity

Most roofs fail prematurely because of neglected maintenance — not age. A little attention each year can add a decade to your roof's life.

The Case for Regular Maintenance

A well-maintained roof can outlast its rated lifespan by 10 years or more. The opposite is also true — a neglected roof can fail years early. The good news is that most maintenance tasks are simple, inexpensive, and easy to schedule. The expensive part is waiting until there's a problem.

Seasonal Maintenance Checklist

Spring

Inspect for winter storm damage. Clear debris from gutters and downspouts. Check flashing around chimneys and vents. Look for lifted or cracked shingles.

Summer

Check attic ventilation — poor ventilation in summer heat accelerates shingle deterioration. Trim overhanging tree branches before fire season.

Fall

Clear gutters of fallen leaves before the rainy season. Inspect and reseal any exposed caulking around penetrations. Schedule a professional inspection if you haven't had one in 2–3 years.

After Any Major Storm

Walk the perimeter and look for fallen debris, displaced tiles, or visible damage. Check the attic for any signs of water intrusion. Call a professional if you see anything concerning.

Warning Signs That Need Attention Now

  • Water stains on ceilings or walls inside the home
  • Missing, cracked, or curling shingles visible from the ground
  • Granules accumulating in gutters (sign of shingle wear)
  • Sagging or uneven areas on the roof surface
  • Daylight visible through the attic roof boards
  • Moss or algae growth on the roof surface

Maintenance Tips by Roof Type

  • Shingles: Replace individual damaged shingles promptly — one bad shingle can let water under the whole section.
  • Tile: Walk carefully or not at all — broken tiles are the most common cause of tile roof leaks.
  • Flat roofs: Check for standing water 48 hours after rain. Ponding water is the enemy of any flat roof membrane.
  • All types: Keep gutters clean. Backed-up water is one of the top causes of roof edge and fascia damage.
